For reasons of mass, bulk, design and layout the proposed two storey side extension will
appear disproportionately large and visually prominent within the street scene. The introduction of
a gabled roof design adds additional mass and bulk at roof level and would unbalance the
symmetry between the two semi-detached properties. The combined impacts of the proposed
development and the proposed increase in on-street parking presents unsympathetic and
incongrous development harmful to the character and appearance of the dwelling, semi-detached
pair, street scene and surrounding local area. As such, the proposed development is contrary to:
