As such, the proposal has failed to demonstrate that an acceptable provision of external amenity space would be provided for both the existing and proposed flats, contrary to policy DMP19 of the Development Management Policies (2016) and emerging policies BH13 of the Draft Local Plan (2020) and D6 of the Draft New London Plan (2019).

Due to excessive scale, positioning and design, the proposed development would have a detrimental impact on the character and appearance of both the host property and the surrounding locality of which it is part, contrary to Brent's adopted DMP1- Development Management Policies (2016), emerging policy BD1 of Brent's Draft Local Plan 2020, and Supplementary Planning Document 1 (2018).
