The proposal, by reason of the siting, design and bulk of the false pitch roof terrace addition, and
the side and rear dormer windows of excessive depth and bulk would create discordant additions
that would be visually intrusive, incongruous and would result in a loss of privacy to the adjoining
occupants. This would be contrary to policy DMP1 of Brent's Development Management Plan
and Brent's Supplementary Planning Document 1.

The proposal would result in a substandard form of accommodation for future occupants, as a
result of the poor access arrangements for the Flats B and C to the communal garden at the rear
of the site, contrary policies DMP1 and DMP19 of Brent Development Management Local Plan
2016, policy D6 of the Draft London Plan Publication Version 2020.

The proposal fails to provide adequate standard of bicycle parking for the proposed residents,
failing to promote sustainable modes of transport. In addition to an inadequate proportion of soft
landscaping within the frontage, which is considered to be detrimental to the character and
appearance of the house and the streetscene. The proposal is contrary to policies DMP1 and
DMP12 of Brent's Development Management Policies 2016 and draft Policies BT1 and BT2 of
Brent's Local Plan 2020 and draft policy T5 of London Plan Publication Version 2020.
