The proposed would result in the loss of a three bed family dwellinghouse for which there is an identified need within the borough without satisfactory reprovision within the conversion, contrary to policy CP21 of Brent's Core Strategy 2010, policy DMP17 of the adopted Development Management Policies 2016 and policy BH11 of Brent's Draft Local Plan 2020.

In the absence of section plans, the scheme has failed to demonstrate that it would provide a satisfactory standard of accommodation for future occupants with sufficient floor to ceiling height and useable internal floorspace as set out in policy D6 of London Plan 2021 and would fail to provide any external amenity space for flats 2 and 3. The proposal fails to comply with policy D6 of London Plan 2021, Brent’s Development Management Policies DMP1 and DMP19 and Emerging Brent Local Plan Policy BH13.

The submitted forecourt arrangements would result in overprovision of parking within the front forecourt without sufficient soft landscaping, cycle parking facilities and bin stores to the detriment of the visual amenities of the locality.
