The proposed development by reason of excessive depth for single storey extension is considered to be an overdevelopment of the site due to its size,scale and sitting in the rear garden, resulting in the reduction in the size of the rear garden . The proposed development is contrary to DMP 1 of the Brent Development Management Polices Plan (2016), emerging policies BD1 of Brent's Draft Local Plan 2020, and the guidance set out in SPD 2- Brent Design Guide (2018).

The proposal would result in a substandard accommodation for future occupiers by virtue of the lack of outlook and unacceptable levels of natural light to the kitchen for Flat 1 and internal bedroom size for Flat 2 . The proposal is therefore unacceptable and is contrary to the requirements of Policies D6 and D7 of the London Plan (2021), DMP1 and DMP18 of Brent’s Development Management Policies (2016), and the guidance set out in Brent’s SPD1 (2018).
