Delegated decision: Refused · Faye McElwain
Why it was refused
Reason
As stated on the decision notice
1
The proposal, by reason of poor layout, lack of sufficient communal facilities and lack of detail
regarding the floor to ceiling heights would result in a substandard, crowded and cramped form of
accommodation to the detriment of future occupiers. It would therefore be contrary to policy D6 of
The London Plan (2021), and Policies DMP1 and BH7 (Criterion B) of the Brent Local Plan
(2019-2041).
2
Due to the lack of a comprehensive management plan, it has not been demonstrated that the
proposed change of use to a HMO would not have a unacceptable impact on neighbour amenity..
It would therefore be contrary to policy BH7 (Criterion C) of the Brent Local Plan (2019-2041).
3
The proposal does not demonstrate a specific need for the HMO accommodation. It would
therefore be contrary to policy BH7 (Criterion D) of the Brent Local Plan (2019-2041).
