The proposed side dormer roof extension and enlarged rear dormer roof extension would result in
the introduction of features that are incongruous with and detrimental to the character and
appearance of the host property and wider conservation area, and would appear overly dominant
within the existing roof slopes. The proposed dormer roof extensions would fail to respect the
character and appearance of the original house resulting in material harm to the character of the
property and the Conservation Area. The proposal is therefore contrary to Policy DMP1 and
BHC1 of Brent’s Local Plan 2019-2041 policies, the Mount Stewart Conservation Area Design
Guide and the National Planning Policy Framework 2021.
