Delegated decision: Refused · Kim Pang
Why it was refused
Reason
As stated on the decision notice
1
The proposed single storey side infill extension, by reason of its design, size and siting, would
appear as an overly prominent, dominant and incongruous addition, detrimental to the character
and appearance of the host property and surrounding area. As such, the proposal is contrary to
planning policy DMP1 & BD1 of Brent's Local Plan (2019-41) and the guidelines contained within
Supplementary Planning Document 2: Residential Extensions Design Guide (2018).
2
The proposed side infill extension, by reason of its height, rearward projection and proximity to the
shared boundary, would result in an unduly detrimental loss of outlook, overbearing impact and
unacceptable sense of enclosure to the adjoining property and their garden at No. 43 Larch Road,
to the detriment of the amenity of the occupants of this property. The proposal is therefore
contrary to policy DMP1 of Brent’s Local Plan (2019-2041), and the guidelines contained within
Supplementary Planning Document 2: Residential Extensions Design Guide (2018).
