By reason of the failure to demonstrate that 75% of the minimum floor to ceiling height is 2.5m or more (Flat C), and owing to shortfall in floor area (Flat B and Flat C), the proposed development would result in substandard residential conditions for the future occupants of both flats, contrary to policy DMP1 of the Brent Local Plan and D6 of London Plan (2021).

The proposed second floor rear extension would compromise the residential amenity of the occupants of neighbouring No.58 Priory Park Road by reason of reduced outlook, loss of access to light, loss of privacy, overbearing character, increased sense of enclosure, contrary to policy DMP1 of the Brent Local Plan 2019-2041 and Supplementary Planning Document 2 (2018).
