extensions and depth of the dormer to rear outrigger would constitute a development that fails to
appear suitably subservient to the main property and would be detrimental to the character and
appearance of the host property and the locality / rear garden views. This is contrary to London
Plan (2021) Policy D4 (Delivering good design), Policy DMP1 (General Planning Policy), of the
Brent Local Plan 2019-2041, SPD1 Brent Design Guide (2018) and the Residential Extensions
and Alterations SPD 2025.

and proximity to the neighbouring boundary would compromise the residential amenity of the
upper floor occupants of the neighbouring property at Nos 173 and 173 High Road, by reason of
reduced outlook and privacy, overbearing character and increased sense of enclosure contrary to
DMP1 of Brent’s Local Plan (2019-2041) and the Residential Extensions and Alterations SPD
2025.
