Delegated decision: Refused · Curtis Thompson
Why it was refused
Reason
As stated on the decision notice
1
The proposal results in the loss of a family-sized unit in a priority location and does not re-provide
this unit as part of the development. The principal of development is therefore not accepted. The
proposal fails to comply with policy BH11 of the Brent Local Plan.
2
The proposed quality of accommodation is unacceptable. More specifically, given the insufficient
gross internal area (GIA) and built-in storage spaces for Flat 2 and given the limited kitchen/living
space arrnagements, the proposal provides a substandard quality of accommodation for future
occupiers, failing to adequately address the requirements of policy D6 of the London Plan.
3
The application has not been accompanied with a fire statement or a Reasonable Exception
Statement. Therefore, it has not been demonstrated that proposal has been designed to be fire
safe and the application fails to comply with policy D12a of the London Plan.
