The proposed extension of the mezzanine floor over the loading bay and the reduction in height of
the vehicular access would result in the loss of an adequate on-site servicing area capable of
accommodating 8metre rigid service vehicles. The development would therefore fail to provide safe
and effective servicing arrangements and would necessitate servicing activity within circulation
areas, to the detriment of pedestrian and vehicular safety and the efficient operation of the private
estate. The proposal is consequently unacceptable and contrary to Policy BT3 of the Brent Local
Plan (2019–2041).
