respond appropriately to the character of the area and would have a harmful
impact on the streetscene, contrary to policies SP4 and DM10 of the
Croydon Local Plan (2018) and policy D3 of the London Plan (2021).

mass would be overbearing to neighbouring to neighbouring properties,
particularly number 16 Oakwood Avenue, contrary to policy DM10.6 of the
Croydon Local Plan (2018).

The proposed development by reason of its excessive footprint would not
provide a suitably high quality of accommodation for future occupiers; the
stepped access to the play space is not accessible or inclusive; and a Fire
Statement has not been submitted to demonstrate that fire risk has been
adequately mitigated, contrary to policy DM10 of the Croydon Local Plan
(2018) and policies D6, D7 and D12 of the London Plan (2021).
In reaching this decision the Local Planning Authority has sought to work in a
positive and pro-active manner based on seeking solutions to problems in the
following way:

guidance, all of which is available on the Council's website and offers a pre
planning application advice service. The Council is ready to enter into discussions
with the applicants to assist in the preparation of a new planning application via the
Council's Pre Application process.
