By reason of its scale, bulk, design and massing, the ground floor side extension and two sorey rear/side extension would dominate and detract from the appearance of the existing building and be detrimental to the visual amenities of the street scene and would thereby conflict with Policies SP4.1 DM10.1, DM10.7 of The Croydon Local Plan 2018, Policies 3.5, 7.4 and 7.6 of the London Plan (consolidated with alterations since 2011) and Section 4.21 of the Suburban Design Guide SPD (2019).
