Why it was refused
Reason
As stated on the decision notice
1
The development by reason of its height, size and massing creates an
overdevelopment of the site that would be out of keeping with the character
of the area and would thereby conflict with Policies D3 and D4 of the London
Plan (2021), policies SP4.1, SP4.2 and DM10 of the Croydon Local Plan
(2018) and the Suburban Design Guide Supplementary Planning Document
(2019).
2
The development would provide sub-standard accommodation by reason of
inadequate outdoor space for future occupiers and detrimentally impact
lighting conditions of the neighbouring building and would thereby conflict
with Policies SP2.8, SP4.2 and DM10.6 of the Croydon Local Plan (2018),
Policies D3, D4 and D6 of the London Plan (2021), the Housing
Supplementary Planning Guidance to the London Plan (March 2016) and the
Suburban Design Guide - Supplementary Planning Document (2019)
In reaching this decision the Local Planning Authority has sought to work in a
positive and pro-active manner based on seeking solutions to problems in the
following way:
To assist applicants the Local Planning Authority has produced policies and written
guidance, all of which is available on the Council's website and offers a pre
planning application advice service. The Council is ready to enter into discussions
with the applicants to assist in the preparation of a new planning application via the
Council's Pre Application process.
