Why it was refused

Reason
As stated on the decision notice
1
The third storey elements of the scheme would result in loss of outlook and sense of enclosure to surrounding residential occupiers by reason of its siting, layout, massing and height. It would thereby conflict with Policies D3 and D4 of the London Plan 2021 and Policies SP4.2 and DM10.6 of the Croydon Local Plan 2018, and Croydon's Suburban Design Guide Supplementary Planning Document 2019 In reaching this decision the Local Planning Authority has sought to work in a positive and pro-active manner based on seeking solutions to problems in the following way: To assist applicants the Local Planning Authority has produced policies and written guidance, all of which is available on the Council's website and offers a pre planning application advice service.
