The proposed application by reason of the excessive heights of the electric
gates fails to respond to and positively contribute to the character and
appearance of the setting of the Webb Estate Conservation Area. As such,
the proposal would be contrary to section 72 of the Listed and Conservation
Areas Act 1990 and Croydon Local Plan Policies DM10.1 and DM18.1 2018
