Delegated decision: Refused · Jimill Patel
Why it was refused
Reason
As stated on the decision notice
1
The proposed development, by reason of the alteration of the roof from
gabled to hip would disrupt the pattern of development and prevailing
character/rhythm of the properties in the context and visual amenities of the
streetscene. As such, the proposal would be contrary to Policies D1, D3, D4
of the London Plan (2021), Policies SP4, DM10 of the Croydon Local Plan
(2018) and the Croydon Suburban Design Guide (2019).
2
The proposed development, by reason of its siting, combined height, width
and depth of the extensions would result in loss of outlook, overbearing
impact, loss of daylight/sunlight and visual intrusion to the amenities of the
occupiers at no.24 Frimley Crescent. As such, the proposal would be
contrary to Policies D1, D2, D6 of the London Plan (2021), Policies SP4,
DM10 of the Croydon Local Plan (2018) as well as the Croydon Suburban
Design Guide (2019).
In reaching this decision the Local Planning Authority has sought to work in a
positive and pro-active manner based on seeking solutions to problems in the
following way:
To assist applicants the Local Planning Authority has produced policies and written
guidance, all of which is available on the Council's website and offers a pre
planning application advice service. The scheme does not comply with guidance
and no pre application discussions were entered into. The Council is ready to enter
into discussions with the applicants to assist in the preparation of a new planning
application. The Local Planning Authority's suggested improvements were not
adopted by the applicant. The Local Planning Authority delivered the decision in a
timely manner.
