conflict with Policy DM1.2 of the Croydon Local Plan 2018 and 3.14 of the
London Plan (consolidated with alterations since 2011)

inadequate bedroom spaces and layout and would thereby conflict with
Policies SP2.6, DM10.6 and DM10.4m of the Croydon Local Plan, Policies
3.5 and 7.6 of the London Plan 2015, The Council's Housing Standards -
Housing Act 2004.

The proposed development fails to provide off-street parking provision and
satisfactory cycle parking facilities and would result in increased parking
pressures to the detriment to Highway and Pedestrian safety. The
development therefore conflicts with Policy T5 of London Plan 2021, Policy
DM30 of the 2018 Croydon Local Plan and the Council's 2019
Supplementary Planning Document titled Suburban Residential
Development.
In reaching this decision the Local Planning Authority has sought to work in a
positive and pro-active manner based on seeking solutions to problems in the
following way:

written guidance, all of which is available on the Council's website and offers a pre
planning application advice service. The scheme does not comply with guidance
and no pre application discussions were entered into. The Council is ready to enter
into discussions with the applicants to assist in the preparation of a new planning
application. The Local Planning Authority's suggested improvements were not
adopted by the applicant. The Local Planning Authority delivered the decision in a
timely manner.
