Why it was refused
Reason
As stated on the decision notice
1
Development of the site has not been brought forward in a comprehensive
holistic manner, failing to make efficient use of the land and failing to make
an optimal contribution towards the need for homes of different types in the
Borough and in particular failing to deliver a comprehensively developed site
to be able to offer affordable housing. This is contrary to Policies SP2, SP2.1
SP2.2, SP2.3 and SP2.8 of the Croydon Local Plan (2018), Policies GG2
and D3 of the London Plan, and Paragraphs 2.3.5 and 2.3.6 of Croydon
Council Suburban Design Guide 2019.
In reaching this decision the Local Planning Authority has sought to work in a
positive and pro-active manner based on seeking solutions to problems in the
following way:
2
To assist applicants the Local Planning Authority has produced policies and
written guidance, all of which is available on the Council's website and offers a pre
planning application advice service. The Council is ready to enter into discussions
with the applicants to assist in the preparation of a new planning application via the
Council's Pre Application process.
