The proposed development, by reason of its design, scale and bulk represent an
incongruous and excessive development to the original modest dwelling which is out
of keeping with the building pattern in the surrounding area and to the detriment of
the residential amenity to NO.43 Disraeli Road. The proposal would therefore be
contrary the policies of the National Planning Policy Framework, polices D3 and D4 of
the London Plan (2021) and policies 7.4 and 7B of the Ealing's Adopted DPD (2013).

The proposed development would therefore fail to achieve a minimum ceiling
height of 2.5m for at least 75 per cent of the gross internal area and the ground floor
bedroom would be provided with inadequate levels of sunlight and outlook, would
cumulatively result in a substandard form of residential accommodation, to the
detriment of the living conditions of future residents. The proposal would accordingly
fail to comply with Policy D6 of the London Plan and Policy 7B of the Ealing
Development Management DPD.
