The additional height and resultant bulk and mass when compared to the
previous approval and the existing context is not justified. The two-storey building
would be a stark and overbearing addition to the street scene which offers no
references to the distinctive character of the surrounding area. The significant
increase in development on the site would also result in a cramped space and would
represent an overdevelopment of the site. This is in conflict with policies D1 and D4 of
the London Plan (2021), policy 7.4 of the Ealing Development Management DPD
(2013) and the Ealing Housing Design Guide (2022).
