The proposed development, due to its location in the original rear garden of
Number 31 Corfton Road and due to its size, would represent a significant change to
the open, natural and quiet nature of the land at the rear of 31 Crofton Road. As such,
the development would not preserve the character of the conservation area and would
not meet the statutory tests in the Planning (Listed Buildings and Conservation Areas)
Act 1990. The development would not comply with the NPPF (2023), Policies D3, D4
and HC1 of the London Plan (2021), Policies 7.4, 7B and 7C of the Ealing
Development Management DPD (2013) and Policy DAA of the Ealing Local Plan (Reg
19) (2024).

The proposed development, due to its raised patio area, has the potential to
erode the amenities of surrounding and existing residential properties. Furthermore,
the proposed development does not clearly illustrate the raised patio on the technical
drawings and fails to provide visual clarity about the design of the development. The
proposal would not comply with the NPPF (2023), Policy 7B of the Ealing Development
Management DPD (2013) and Policy DAA of the Ealing Local Plan (Reg 19) (2024).

The proposed development, by reason of the dwelling's single eastern aspect,
poor outlook, lack of natural daylight and sunlight, and poor ventilation, would result
in an unsatisfactory standard of accommodation for future occupants. The proposal
fails to comply with Policy D6 of the London Plan (2021), Policy 3.5 of the Ealing
Development Management DPD (2013), the London Plan Housing SPG (2016) and the
London Plan Guidance Housing Design Standards (2023).
