The proposed part two storey and part single storey rear extension, by
reasons of its excessive depth and width would be an incongruous and discordant
addition to the front and side of the host building resulting in harm to the
character and appearance of the host building and the local area. Therefore, the
proposal would be contrary to the National Planning Policy Framework (2025),
and Policies D3 and D4 of the London Plan (2021), and Policies 7.4, 7B of the
Ealing Development Management DPD (2013).

The proposed rear roof extensions and the roof of proposed 2-storey side
extension, by reasons of their excessive size, lack of set-down from the main
ridge and inappropriate design, would be over-dominate and incongruous to the
host building's roof and existing roofscape of the local area. Therefore, the
proposal would be contrary to the National Planning Policy Framework (2025),
and Policies D3 and D4 of the London Plan (2021), Policies 7.4, 7B of the Ealing
Development Management DPD (2013), and Ealing Housing Design Guidance
(2022).

The single storey rear extension, by reason of its excessive depth, height
and proximity to the boundary, would result in in a form of unneighbourly and
overbearing development and adversely affect the residential amenities of
neighbouring property at No. 40 Alderney Gardens. The proposal therefore would
fail to comply with the objectives of the policies D3 and D6 of the London Plan
(2021), policies 7B of the Ealing Development Management DPD (2013) and
policy DAA of Ealing's draft new Local Plan (2024).
