The proposed extension, by way of its height, scale and design, would
detrimentally impact the heritage and character of the application site and the
terrace in which the site sits. The terrace is deemed as a positive contributor to
the Conservation Area, the proposed additional floor extension would harm the
heritage value and character of the heritage assets and the Conservation Area.
As such, it is considered that the proposal fails to comply with policies HC1, D3
and D4 of the London Plan (2021), policies 7B, 7C and 7.4 of the Ealing
Development Management DPD (2013), Section 72 of the Listed buildings and
Conservation Areas) Act 1990, Paragraph 202 of the NPPF 2025.

The proposed additional floor extension, by way of its height and
positioning, would adversely impact the residential amenity of nos. 1-2 Forge
Cottages, resulting in loss of light from the West to the first floor front windows.
As such, it is considered that the increased height would detrimentally impact the
daylight received by nos. 1-2 Forge Cottages in the confined terrace. It is
considered that the proposal would fail to comply with policies D3 and D6 of the
London Plan (2021), and policy 7B of the Ealing Development Management DPD
(2013).
