The proposed retention of the raised main roof ridge and retention of the
rear roof extension would result in unacceptable change to the appearance of the
host building and results in overscale additions, lacking in subordination which
taken as a whole are harmful to the appearance of the host building, and is out of
keeping with the character and appearance of the area. As such the proposal is
considered to run contrary to the NPPF (2025), policies D4 of the London Plan
(2021), policies 7.4 of the Ealing Development Management DPD (2013).

The application is recommended for refusal as the submitted drawings
contain discrepancies and do not accurately reflect the development built on site
including the roof form to the first floor side extension, the loss of the pitched
roof on the side elevation of the main dwelling, the addition of a ground floor side
elevation window, and the formation of new windows at first floor level on the
rear elevation. As a result, the proposal cannot be properly assessed and is
contrary to London Plan Policy D4 (Delivering Good Design) and Policy 7C of the
Ealing Development Management DPD (2013).

The proposed first floor rear extension, by reason of its scale, bulk and
form, would appear as an overbearing and disproportionate addition that fails to
respect the architectural integrity, proportions of the host dwelling. The resulting
massing would create an unsympathetic and visually intrusive form, contrary to
the design requirements of the NPPF (2025), Policies 7.4 of the Ealing
Development Management DPD (2013), and Policies D1 and D4 of the London
Plan (2021).
