the ground floor flat 22A Melbourne Avenue, would lead to a loss of light and
privacy for 22A Melbourne Road. Additionally, the location to the side and
proximity to the boundary of the flats at 24 Melbourne Road, would also worsen
overlooking opportunities, outlook and light levels. As such the proposals would
have a detrimental impact on neighbouring amenity and would not comply with
the objectives of the policies D3 and D6 of the London Plan (2021), policy 7B of
the Ealing Development Management DPD (2013) and policy DAA of the draft
Ealing Local Plan (Regulation 22) (2024).
