The proposed ground floor rear extension, by reason of its excessive bulk, scale, massing, detailed design and materials, would result in an obtrusive and incompatible form of development which would fail to respect the character and appearance of the subject property and terrace of which it forms part. As such the proposed development is contrary to policies 7.4 (Local character), and 7.6 (Architecture) of the London Plan (2016), policies 24 (Design) of the Hackney Local Development Framework Core Strategy (2010), policies DM1 (High Quality Design) of the Hackney Development Management Local Plan (2015) and the guidance contained within Hackney Residential Extensions and Alterations SPD 2009.
