The proposed development would, by reason of excessive depth and
overall scale at first floor level, be an incongruous and unsympathetic
addition, detrimental to the character and form of the host building and the
wider conservation area. As such, the proposed development is contrary to
the NPPF, policies 7.4, 7.6 and 7.8 of the London Plan, policies LP1, LP2 and
LP3 of Hackney’s Local Plan 2033 and the Hackney Residential Extensions
and Alterations SPD.
