The proposed cladding to the shopfront fascia, by reason of its size, design and siting would appear as an incongruous and unsympathetic feature on the building resulting in a detrimental impact upon the character and appearance of the approved building, street scene and wider Hoxton Street Conservation Area of which it forms part. As such the proposed development is contrary to policies D1 ‘London’s form, character and capacity for growth’, D3 'Optimising site capacity through the design-led approach' and policy HC1 'Heritage conservation and growth' of the London Plan (2021), Policy LP1 'Design Quality and Local Character' and LP3 'Designated Heritage Assets' of the Hackney Local Plan and Paragraph 135 of the NPPF (2023) Date of Decision: 29-11-2023
