such, the development is contrary to policies LP12 (Meeting Housing Needs
and Locations for New Homes), LP22 (Houses in Multiple Occupation (HMO))
of Hackney’s Local Development Plan (2020) and policy H8 (Loss of Existing
Housing and Estate Redevelopment) of the London Plan (2021).

The development, in absence of details in connection with rent levels, fails
to demonstrate that the development is acceptable in land use terms. As
such, the proposal is contrary to policy LP22 (Houses in Multiple Occupation
(HMO)) of the Hackney Local Development Plan (2020).

The proposed development, in the absence of a legal agreement to secure
car-free housing, would be likely to promote the use of non-sustainable
modes of transport and contribute to air pollution and congestion in the
surrounding area, contrary to policy LP45 (Parking and Car Free
Development) of Hackney Local Development Plan (2020).
