unsympathetic and out of keeping with the original building, resulting in an overly regular,
plainer appearance, with much thicker and more obtrusive glazing bars, resulting in
unacceptable harm to the character and appearance of the subject property and the
terrace it forms part of. As such, the proposed development is contrary to policies D1
(London’s form, character and capacity for growth) and D3 (Optimising site capacity
through the design-led approach) D4 (Good design) and HC1 (Heritage conservation and
growth) of the London Plan (2021), policies LP1 (Design Quality and Local Character),
LP4 (Non-designated Heritage Assets) and LP17 (Housing Design) of the Hackney Local
Plan (2020) and Hackney's Residential Extensions and Alterations SPD (2009).
