The proposed mansard roof extension with rear roof terrace, by reason of its size, scale,
location and detailed design, would result in an overly dominant and intrusive form of
development that fails to respect the character and appearance of the terrace it forms part
of. As such, the proposed development is contrary to Policies D3 (Optimising Site Capacity
through the Design-led Approach), D4 (Delivering Good Design) of the London Plan
(2021); Policy LP1 (Design Quality and Local Character) of the Hackney Local Plan 2033
(2020); and the guidance contained within the Hackney Residential Extensions and
Alterations SPD (2009).

The proposed large glazing and external terrace, by reason of design, location, layout
and scale, would give rise to adverse noise, disturbance and overlooking impacts, to the
detriment of the living conditions of adjoining residents. Therefore the proposal is contrary
to D3 (Optimising site capacity through the design-led approach), D14 (Noise) of the
London Plan 2021, LP2 (Development and Amenity) of the Hackney Local Plan 2033 and
the Residential Extension and Alterations SPD 2009.
