- The proposed two-storey rear extension by reason of its bulk and width would give rise to an obtrusive form of development which would dominate the rear elevation of the host dwellinghouse and would detract from the established and prevailing pattern of development in the area, contrary to the high quality design aspirations of the National Planning Policy Framework (2024), Policy GR1 of Harrow Local Plan 2021-2041 (2026) and the adopted Supplementary Planning Document: Residential Design Guide (2010).

- The proposed two storey rear extension by reason of its depth and width adjacent to the shared boundary would result in an unacceptable and unreasonable level of harm to the residential amenities of the occupiers of No.92 Woodlands. The development would be contrary to the National Planning Policy Framework (2024), Policy GR1 of Harrow Local Plan (2021-2041) and the adopted Supplementary Planning Document: Residential Design Guide (2010).
