- In the absence of complete, accurate, and consistent plans and drawings that fully reflect all relevant site
circumstances including, but not limited to the existing raised platform with steps immediately from the existing
rear wall of the dwellinghouse and an existing garden office outbuilding, which the proposed extension will be
sited in close proximity to, the Local Planning Authority is unable to make a full assessment of the proposed
development. This is especially so regarding whether the proposed development would have an acceptable
impact in terms of residential amenity, character and appearance of the property and area, and meeting the
high-quality design aspirations of the National Planning Policy Framework (2024), Policies D3 and D4 of the
London Plan (2021), Policy GR1 of the Harrow Local Plan (2021 – 2041), and the adopted supplementary
planning document: the Residential Design Guide (2010).
