REASON: The loss of the existing shopfront and the proposed replacement would result in harm to the
visual appearance of the area and the wider streetscene. The proposed design of the replacement
shopfront, to facilitate a residential conversion, is also considered to be inappropriate and contrary to
local guidance. The proposal is therefore contrary to Policies PLAN1 and DH7 of the Islington's
Strategic and Development Management Policies (2023) and the Islington Urban Design Guide (2017).
