REASON FOR REFUSAL:
REASON: The proposal would, due to it's elevated siting and cumulative massing with existing built form,
harm the character and appearance of the host property and terrace. The proposal would therefore be
contrary to the NPPF 2024, Policy D4 of the London Plan (2021), Policy PLAN1 of the Islington Strategic and
Development Management Policies (2023) and the guidance contained within the Urban Design Guide
(2017), which seeks to ensure that new development responds positively to local distinctiveness and delivers
good design.
