No arboricultural information has been submitted to demonstrate that the proposal would not harm mature trees within the application site boundary and on neighbouring sites which positively contribute towards the character and appearance of the area, contrary to Policies CS8, DM10, DM11 and DM12 of the Kingston Core Strategy (2012), Policies HC1 and D3 of the London Plan (2021), Section 72 of the Planning (Listed Buildings and Conservation Areas) Act 1990 and Paragraph 202 of the NPPF (2021).

Insufficient robust information has been submitted to demonstrate that the proposed development would not result in a significant loss of daylight or sunlight to habitable rooms at neighbouring properties, contrary to Policy DM10 of the Kingston Core Strategy (2012).
