The proposed first floor side extension, by reason of its siting, lack of setback from the front elevation,
inappropriate roof form and use of materials, would fail to relate satisfactorily to the architectural
composition of the host building and would appear as an incongruous and visually dominant addition within
the street scene. The development would therefore harm the character and appearance of the host building
and the surrounding area, contrary to Paragraph 135 of the National Planning Policy Framework (2024),
Policy D3 of the London Plan (2021) and Policy DM10 of the Council's Core Strategy (2012).
