The proposed development would result in an unacceptably overbearing appearance and a significant loss of outlook and daylight for the occupiers of No. 12 Wilson Road. This is due to the scale, depth, and siting of the extension and the height of the associated raised patio. The proposal fails the BRE 45-degree guideline when assessed in plan-form. In the absence of an elevational assessment, the Local Planning Authority cannot be satisfied that neighbouring residential amenity is safeguarded. The proposal is therefore contrary to Policy D3 of the London Plan (2021), Policy DM10 of the LDF Core Strategy (2012), and the Residential Design SPD.
