By virtue of the complete omission of existing and proposed elevation drawings together with roof
profiles, the submission fails to provide the necessary architectural and contextual data required for
the local planning authority to assess the impact of an 8.0 metre rearward projection on the
residential amenities of the adjoining occupiers at No. 23 Hunters Road. In the absence of these
vital details, and following a material objection from an adjoining neighbour regarding boundary
massing and overbearing impact, the local planning authority cannot satisfy itself that the
development would safeguard neighbouring residential amenity. The proposal is therefore contrary
to the requirements of Class A, Part 1, Schedule 2 of the Town and Country Planning (General
Permitted Development) (England) Order 2015 (as amended).
