The proposed development, by reason of its bulk and scale deriving from its lack of set back at first floor and set down of the ridge, would fail to be subordinate to the original building resulting in an unacceptable harm to the character and appearance of the dwelling and the wider area contrary to paragraph 126 of the NPPF (2021); the provisions of the Alterations and Extensions SPD (April 2019) and in particular paragraph 4.4.6; Policy 15 'High Quality Design for Lewisham' of the Core Strategy (June 2011), Policies DM30 'Urban Design and Local Character' and DM31'Alterations and extensions to existing buildings including residential extension' of the Development Management Local Plan (November 2014).
