roof, the upward extension that removes one of the few remaining two storey buildings
within this part of the Conservation Area, and the introduction of an overscaled and
visually discordant three stepped rear form with untraditional glazed terrace screening,
would represent a historically inappropriate, over-dominant, incongruous and visually
obtrusive form of development that would result in a unacceptable harm to a
Non-Designated Heritage Asset and would fail to preserve or enhance the character
and appearance of the Deptford High Street and St Paul's Conservation Area, contrary
to Paragraphs 135, 215 and 216 of the National Planning Policy Framework (2024),
the Lewisham Local Plan (2025) policies HC1, QD9, HE1, HE2 and HE3, and the
Deptford High Street and St Paul's Conservation Area Character Appraisal.
