Framework (2024); Policy D3 of the London Plan (2021); Policies LCA1, QD1, QD6,
QD8 and QD10 of the Lewisham Local Plan (2025), and the provisions of the adopted
Small Sites SPD (2021).

The proposed development, by reason of being single-aspect, poor outlook,
undersized internal storage and the absence of floor-to-ceiling height and passive
ventilation details would fail to provide an acceptable standard of residential
accommodation for future residents contrary to Policies D5 and D6 of the London Plan
(2021), Policies LCA1, HO2.E, QD1, QD2, and QD8 of the Lewisham Local Plan (July
2025) and the provisions of the adopted Housing Design Standards LPG (2023).
