The first floor extension, by reason of its excessive size and depth, appears a discordant feature in the terrace, failing to respect the host property or local area and contributing towards the erosion of the overall symmetry and character of the terrace. This is contrary to:  The National Planning Policy Framework (2018);  Policies D1 and D4 of the London Plan (2021);  Policies S6, SP1, SP3, SP8 and H1 of the London Borough of Newham Local Plan (2018); and  The Altering and Extending Your Home SPD (2018).

The first floor extension, by reason of its disproportionate bulk and proximity to the neighbouring property, results in the loss outlook and daylight, and creates a sense of overbearing at to an unacceptable extent for the property at 18 Henniker Road. This is contrary to:  The National Planning Policy Framework (2018);  Policies D1 and D4 of the London Plan (2021);  Policies S6, SP1, SP3, SP8 and H1 of the London Borough of Newham Local Plan (2018); and  The Altering and Extending Your Home SPD (2018).
