Reason 1
The proposed single-storey rear extension, by reason of its excessive depth and cumulative
impact when combined with the existing outbuilding, would result in the overdevelopment of
the plot and the erosion of meaningful rear garden openness. The scale and bulk of the
extension would appear visually dominant and would fail to respect the established pattern
of modest rear projections along the terrace, causing harm to the character of the host
property and wider area.

Reason 2
The proposed front porch would require the removal or concealment of original architectural
detailing to the front door, a feature specifically identified as contributing to the character
and rhythm of the terrace. The resulting alteration would disrupt the traditional set-back
entrance arrangement and introduce an incongruous addition to the frontage, causing harm
to the architectural integrity of the dwelling and the wider streetscene.
