The proposed ground floor, first floor, and roof extensions, due to their excessive size, bulk, and massing, would form a disproportionate addition to the site and fail to achieve a high standard of design. Furthermore, the proposal includes design features that would appear out of keeping with the surrounding area, neither complementing nor appropriately contrasting with the established local character. Therefore, this proposal is contrary to: • The National Planning Policy Framework (NPPF) (2024), • Policies D1, D4, and D8 of the London Plan (2021), • Policies S6, SP1, SP3, SP8 and H1 of the London Borough of Newham Local Plan (2018); and • The Altering and Extending Your Home SPD (2018).

The proposed extensions at ground and first floor level, due to their excessive size, bulk, and massing, would adversely affect the enjoyment of neighbouring gardens and properties. The scale of the development would create an overbearing sense of enclosure when viewed from surrounding gardens, and no design measures have been included to mitigate or lessen this visual impact. Therefore, this proposal is contrary to: • The National Planning Policy Framework (NPPF) (2024), • Policies D1, D4, and D8 of the London Plan (2021), • Policies S6, SP1, SP3, SP8 and H1 of the London Borough of Newham Local Plan (2018); and • The Altering and Extending Your Home SPD (2018). The above policies can be viewed online via the respective government websites ie. the Council's website www.newham.gov.uk , the GLA’s website www.london.gov.uk and the www.gov.uk website.
