Full strip and replacement of the existing main flat roof at 18 Clifton Villas, a part four-storey and part three-storey end-of-terrace building with basement accommodation, converted into self-contained residential flats. The works are limited to the existing roof and will not alter the building's use, number of flats, storey arrangement or external footprint. Existing roof coverings, inverted-roof ballast, paving slabs, waterproofing, insulation, defective decking, flashings and associated rainwater goods will be removed. A compatible warm-roof system will be installed in accordance with the Bauder roof survey, project specification and manufacturer's approved details, incorporating an air and vapour control layer, insulation, underlayer and cap sheet, with an appropriate manufacturer's guarantee. The plywood decking and underlying timber support structure will be inspected during the works. Any defective, decayed, rotten or weakened decking and timber will be repaired or replaced before the new decking and waterproofing system are installed. Following removal of the inverted insulation and ballast, the existing roof falls and drainage arrangements will be reviewed. Defective drainage chutes, outlets and rainwater goods will be renewed as necessary, with suitable falls and overflow/emergency overflow provisions incorporated where required. Roof upstands, abutments, parapets, counter-flashings and chases will be renewed or formed in accordance with current good practice and Bauder's detailing requirements, including waterproofing upstands of at least 150 mm above finished roof level where practicable. The building will remain in use as residential accommodation comprising self-contained flats. The basement, ground floor and upper floors will retain their existing residential use, with no change of use proposed. The property is located within the Maida Vale Conservation Area.
