5 DAY DANGEROUS TREE NOTICE Regarding T121, the tree was not included in the application as it was not dead at the time of our application, but as the tree is now dead I believe we are allowed to fell the tree under the TPO exemptions and a full TPO application is not required. T104 - London Plane - reduce canopy by 5m overall leaving a final height of 25m and spread of 20m Reasons: -Severe Overshadowing of Neighbouring Properties The tree significantly reduces natural light to the adjacent property, particularly in the garden and key living areas. This affects the enjoyment and usability of private outdoor space and creates a year-round gloomy environment, particularly during winter months when daylight is limited. -Excessive Debris Drop Causing Nuisance and Maintenance Issues The tree sheds a large volume of leaves, twigs, bark, seed balls, and other organic debris—especially in autumn. This causes blocked gutters, slippery paths, and increased maintenance burdens for both property owners. This has led to complaints and a deterioration in the quality of life for neighbours, who bear the impact without ownership or control over the tree. -Disproportionate Size for Urban Setting The tree has outgrown its setting and is disproportionately large for a confined residential garden in a densely populated urban environment. London Plane trees were originally intended for boulevard or park settings, not small domestic plots. A 5m reduction would bring the tree more in line with the urban scale while preserving its stature and contribution to amenity. Al other Planes on site have been regularly pollarded to maintain their size for their environment, this tree has been neglected. -Amenity Value Will Be Retained Despite Reduction The proposed 5m crown reduction is moderate relative to the overall height of the tree. The tree will retain its character, biodiversity value, and public visual amenity, as viewed from surrounding streets and gardens. The reduction will be professionally carried out by an Arboricultural Association-approved contractor to ensure good pruning practice and tree health. -Precedent and Balance with Neighbouring Rights Other trees of similar size and species in the borough have been allowed reductions where they cause demonstrable nuisance or disproportionate impact. The application seeks a fair balance between the public benefit of tree retention and the private impact on adjacent occupiers. Courts and planning practice acknowledge that TPOs should not unreasonably restrict responsible management or cause significant ongoing detriment to neighbours. -Health and Structure of the Tree May Benefit from Management Periodic reduction of London Plane trees can extend the useful life of the tree and reduce the risk of storm damage or limb failure. A carefully managed 5m reduction will encourage new growth and can improve the tree’s long-term structural stability. -Support of Neighbours The affected neighbours fully support the proposed reduction having requested the works several times over the last few years. Their views are an important consideration in determining the reasonableness of the proposed works.

T15 - London Plane - Fell - the tree has already been felled in the past (possibly related to application 99/T1820 although information not available online) but has regenerated from the stump as eco plugs or similar were not used to prevent regrowth. As a result the tree has continued to grow to a large size and the roots are now destabilising the garage, see images.
