inappropriate element in terms of design and materials, the proposed
enlarging of openings would harm the character of this locally listed
building. The proposal would fail to preserve the appearance of the locally
listed building, cause harm to the character and appearance of the West
Square Conservation Area and the setting of the adjacent Grade II listed
buildings and would therefore be contary to Policies P19 Listed buildings
and structures, P20 Conservation areas and P21 Conservation of the
historic environment and natural heritage of the Southwark Plan 2022

The application was not submitted with a noise assessment or a completed
MCS 020 ASHP assessment, therefore it is not possible to assess if the
proposal would harm the amenity of the adjoining occupiers in terms of
noise and disturbance and is therefore not compliant with Policies P56
Protection of amenity and P66 Reducing noise pollution and enhancing
soundscapes Southwark Plan 2022

The proposal may impact on the adjacent mature TPO London Plane Tree
at the rear of 112 St Georges Road. Of major concern are any proposed
new foundations and level changes within the Root Protect Area of this
tree. In the absence of an Arboricultural Impact Assessment it can not be
determined that the tree would not be impacted resulting in the loss of an
importance visual amenity within the conservation area and contrary to
Policy P61 (Trees) of the Southwark Plan (2022).
